I can see from pricing that, there is 3 different prices, 1st: 35$ (1site) 2nd:59$(3sites) and 3rd: 77$(unlimited).. Does it mean that if I buy the 1st I can use it only with one site? I don't have right to use it with more than one site?? And what if do it???

Yes, with the single site license, you can use the theme only on a single domain. With the 3 site license, you can use it on 3 domains and with Unlimited site license, you can use it on Unlimited domains.

You can not use it on more than the registered domains.
